It is with the predictable inevitability that, just as we can finally meet friends and family in the garden, winter is back with vengeance, but it cannot withstand last week’s sub-zero temperatures and a series of snow, spring is coming.
It is a time of year when the importance of gardens is always in the spotlight, especially this year because in principle we have been limited to our homes for months and our gardens will be central to our social life for at least the next few weeks.
In the housing sales market, many shops agree on how big a beautiful garden is in attracting buyers, but many landlords underestimate the importance of a suitable external space for attracting tenants – something that has never been more real.

While potential homeowners are willing to invest time and effort in creating and maintaining an external space that could win a prize at the Chelsea Flower Show, tenants have very different priorities – it’s important to understand.
While tenants certainly want outdoor space to enjoy, there is plenty of space for a patio table and chair that isn’t necessarily pretty when it comes to renting out property gardens. In fact, I would even say that large gardens and tenants rarely become good bedfellows.
In addition to making sure it is safe (so well maintained walls, no loose terrace panels, no garden ponds), the key for landlords is to easily maintain rental gardens. This means there are no intricate flower beds – just a lawn for a family home, or even a simple courtyard if your target is a young tenant. Everyone wants a visually appealing outdoor space, but preserving it shouldn’t work.
In my career, I have only seen two or three rental properties in the garden, where I can appreciate the professional way tenants maintain gardens: it is a chore for most people and they will have fewer obligations than they have.
Most leases state that tenants are responsible for the maintenance of the garden (at the end of the lease, the landlord can expect the garden to be returned in much the same condition as at the beginning of the lease), but in practice, this means mowing the lawn, weeds, pruning hedges, not much more.
As long as it is understood that few people want to garden for hours, space is not really theirs.
